Thankfully, I have more to talk about after the bore that was last week. The last time I featured a unit in this building, it sold in two days for 99.3% of list price.  This unit is priced $10,000 higher and I think that’s completely reasonable considering how quickly the previous listing in the building sold.  It will be interesting to see how long this one takes to sell and if they are able to do so at a higher price.  This is a modern and contemporary building in an up and coming neighbourhood close to a multitude of restaurants and coffee shops.  Highly desirable and perfect for the young professional or someone looking to downsize.

3573/3575 Claremont Street (sold)

Looking for a turn key investment property? Look no further.  This great little pad offers R2 zoning and two very comfortable suites.  Upstairs is currently rented for $1300 per month and the basement would likely attract a similar amount because of the abundant natural light.  Conveniently located in the West End and featuring lots of parking!  Worth a closer look.

5384 Young Street (sold)

As per my wife’s gleeful text to me, “It’s adorable!”  Featuring a lovely back yard backing onto a school field, this home has been tastefully updated without doing a massive renovation.  Lots of space with flexible areas on the main level and abundant natural light.  Four decent bedrooms plus a finished basement mean you won’t outgrow this pad anytime soon.  A very walkable area for a very livable house!

1715 Pryor Street (sold)

If this listing lasts the weekend I will be incredibly surprised.  Picture yourself sitting in this warm and cozy space, sipping your beverage of choice while gazing out your front window at the North West Arm. When you’re tired of looking out the window or its gotten dark outside, worry not.  You can turn around and look at your equally beautiful interior.  Showcasing all the modern touches you’d expect and for a very competitive price considering the location.  The best real estate sells quickly, as I’m sure this one will.

1675 Cambridge Street (sold)

In a lot of ways, this home is similar 1675 Walnut Street.  However, this house goes just a bit further on all fronts.  Most notably, the master suite on the third floor offers a glamourous space to retire to at the end of a busy day. It also falls within the sought after Tupper School district, accounting for some of the price difference between the two homes.  Bigger and better, but quite a bit more expensive as well.

The best homes sell quickly and some of these will likely be sold before the week is out.  We are on hand this weekend if you want to take a look at any of these great properties.
