Welcome to our HaliPad Picks, where we select some of our favourite new listings in Halifax each week. Despite the bitterly cold temperatures, market activity on the Peninsula was hot this week,. With 15 new listings and 22 conditional sales, competition for homes is tighter than ever. We’ve selected five homes on the Peninsula this week, you’ll find the links to the listings at the bottom of the page.
Note: If a listing we mention can no longer be seen at the links below, it means it has sold. All selections are made in our professional opinion and should not be construed as fact.
704-5959 Spring Garden Road (sold)
A newer condo can fetch upwards of $400,000, so why not look at an option that has been renovated instead. Substantially cheaper than new, this condo has been completely re-done and offers all the modern touches you’d expect. Abundant natural light and a great location adds to the appeal. However, as its an older building it does not offer in-suite laundry and has a higher condo fee. A great place for the young professional or student.
Pros: Well renovated, great location near universities, cheaper than newer alternatives.
Cons: No in-suite laundry, higher condo fees.
2429 Davison Street (sold)
This multi-unit home offers two units with two bedrooms each. If the idea of condo fees makes you uncomfortable, this is a great alternative. All the while, your tenant or Airbnb guest will substantially offset your monthly living expenses. The main unit has seen some tasteful updates including a new kitchen, bathroom and light fixtures. The lower unit is a bit more…basic. But that’s ok, a bit of money spent on it and you’d have a great revenue property for a fairly reasonable price.
Pros: Revenue stream, main unit renovated, superb location near the Halifax Commons.
Cons: No parking, some work needed to realize its full potential.
2565 Beech Street (sold)
Just inside the Tupper School district, this home offers a more affordable option than a lot of other homes in the area. A sprawling layout over three floors, you won’t outgrow this one in a hurry and all the stairs will keep you in shape! Well looked after with some updates to the kitchen and baths. A nice little back yard and a balcony on the top floor.
Pros: Lots of space, Tupper School district.
Cons: No parking, lots of stairs.
2569 Beech Street (sold)
Another Tupper home. Lots of updates and vacant, ready for quick possession. This home offers a more conventional layout than the neighbouring property we mentioned above. I love the period features they’ve saved including hardwood floors, wooden beams and brick accents in the kitchen. A wood stove anchors the kitchen/dining area and I can just picture the warm conversations happening around its lovely glow. They’ve carefully blended old world charm with contemporary touches including pot lighting, skylight and crisp paint. This is my HaliPad Pick of the week.
Pros: Lovely touches blending old and new, wood burning fireplace, updated kitchens and bath.
Cons: No parking!
2533 Sherwood Street (sold)
Situated on a lovely West End street, a short walk to Flinn Park. This home has been completely renovated and offers lots of space as well as off street parking. Previous to this home, the most expensive house to sell on Sherwood in the past year went for $570,000. Only offering one full half bath in this price bracket might prove a challenge but it makes up for it with a big back yard and tasteful finishing. Staged and placing its best foot forward, it’ll be interesting to see if they get their price. In a Peninsula market as hot as ours, its certainly not outside the realm of possibility.
Pros: Well renovated, big yard and lots of space.
Cons: Only one full bathroom, a potentially high price for the immediate area.
