Each week, our blog has a quick look at the real estate market activity on the Halifax Peninsula. We also select some of our favourite new homes that have hit the market. If market stats bore you, skip down to the good bit about the new listings we like. For the week of January 25th:

- January year over year sales (+1)
Three of our five HaliPad Picks from the previous blog have accepted offers and it’s fairly clear that what people want are single family homes below $600,000. Sales are keeping pace with new listings and as such, prices will likely remain stable until activity picks up in the next few months. This is the reason I suggest to my buyers that December through February is the best time to buy a house. Less competition means an opportunity for a better price.

2660 Belle Aire Ave (sold)
If the cool street address doesn’t stop you in your tracks, the kitchen certainly will. There is a serious art in renovating a home while staying in touch with the beautiful character of these circa 1890 homes. Hardwood floors, original fireplaces and banister remind you of its roots while the bathroom and kitchen offer the comforts expected today. Drawback – on street parking only. This means you’ll have to put your car in your pocket or find a parking lot to rent where the time expires at 6am. Oh, the winter parking ban!
6327 Edinburgh Street (sold)
Great little street in West End Halifax. This home has been updated significantly featuring a beautiful new kitchen and equally impressive bathrooms. Only three sales over $500,000 have occurred in the immediate area in the past year. However, those that did sell offered upgrades similar if not slightly inferior to those at 6327 Edinburgh. I love the wood burning fireplace, extra space created by the lot as well as the back yard with a great deck. Best part, you won’t have to put your car in your pocket during winter parking bans!
5621 Morris Street (sold)
Location, location…what was the third one? Oh right, location! This is particularly good for me because I could walk to my office in 3 minutes. Bursting with character, this home offers a one bedroom “in-law” suite if you are looking to keep some of those in the basement, or a great Airbnb opportunity to help subsidize the cost of owning a home. The main bathroom is pretty exquisite, offering modern features, subway tiles and beautiful soaker tub. Very nice indeed.
574 Tower Road (sold)
Ok, this one has been on the market for quite some time. However, the price has dropped this time around and its getting closer to what I think its actually worth. We live near this home and recently became parents to miniature Dachshund named Dwayne. We had full intentions of walking him in Point Pleasant Park just down the road. However, with legs an inch long and a general distaste for inclement weather, we haven’t been able to take full advantage of that yet. Beyond the great location, this house was almost completely renovated with nothing but the best of finish in mind. The bathroom in the master suite is my standout feature of the house.
1134 Robie Street (sold)
Gorgeous! The abundance of natural light in this immaculate home is enough for me to fall instantly in love. Every room feels incredibly bright and airy while the updates and condition are exceptional. The private back garden offers lots of flowers to enjoy in the warmer months as well as a double garage to keep your car out of the snow in the colder ones. South end excellence.
